Commercial Asphalt Sealcoating Services

Precision Pavement Solutions provides commercial asphalt sealcoating for parking lots and paved areas throughout the South Carolina Lowcountry and coastal Georgia.

Sealcoating applies a protective surface coating to existing asphalt pavement. It can help reduce exposure to weather and surface wear while providing a more uniform appearance.

We work with property managers, HOAs and commercial property owners to coordinate sealcoating with crack sealing, asphalt repairs and parking lot restriping.

What Is Included in Commercial Sealcoating?

Depending on the condition and scope of the property, the project may include:

  • Surface preparation and cleaning
  • Identifying areas requiring asphalt repair
  • Crack sealing where specified
  • Application of the selected asphalt sealer
  • Coordination of parking area closures
  • Reopening after suitable curing
  • Parking lot restriping when included in the proposal

The application method, number of coats and material requirements should be established for each project.

Why Sealcoat a Commercial Parking Lot?

Sealcoating is a maintenance treatment for asphalt surfaces that are suitable for coating.

It can help protect the surface from environmental exposure and improve the appearance of an existing parking lot.

Sealcoating does not restore failed pavement structure or replace necessary asphalt repairs.

Should Cracks and Asphalt Damage Be Repaired First?

Generally, cracks and damaged pavement should be evaluated before sealcoating.

Crack sealing may help address suitable cracks, while deteriorated or failed asphalt areas may require patching or other repairs.

PPS can prepare a combined proposal when the property needs several maintenance services.

Can You Sealcoat an Occupied Parking Lot?

Yes. Depending on the property layout and scope, sealcoating can be organized into phases.

We coordinate work areas, vehicle relocation requirements and scheduling with property management. See how we work with property managers and HOAs.

Night and weekend scheduling may be available when the property needs to maintain daytime access.

Questions

Sealcoating FAQ

What is asphalt sealcoating?

Asphalt sealcoating is the application of a protective coating to the surface of existing asphalt pavement. It is commonly used as part of a pavement maintenance program to help reduce surface exposure and improve appearance. It is not a substitute for structural asphalt repairs.

How much does commercial parking lot sealcoating cost?

Commercial sealcoating is generally priced according to the area being treated and the specific project requirements. The total cost depends on parking lot size and configuration, existing asphalt condition, cleaning and preparation, crack sealing and repair needs, sealer type and application requirements, number of coats, scheduling, phasing and site access, and whether restriping is included. PPS provides project-specific proposals rather than a universal published rate.

How long does sealcoating take to dry?

In typical conditions, a sealcoated lot can reopen to traffic within 24 hours. Drying time depends on the sealer, temperature, humidity, sunlight and site conditions, so cool or damp weather can extend it. The area stays closed until the sealer is ready for vehicles.

Should a parking lot be restriped after sealcoating?

Yes, when the coating covers existing pavement markings, the affected lines and symbols generally need to be reapplied. PPS can include restriping in the same proposal.

How often should a commercial parking lot be sealcoated?

There is no single interval appropriate for every property. The condition of the asphalt, traffic levels, previous treatments and environmental exposure should be considered before recommending another application.
