Frequently Asked Questions About Pavement Services
How much does parking lot striping cost?
Parking lot striping costs depend on the number and type of markings, the condition of the pavement, site access and the amount of layout work required.
Restriping an existing parking lot may involve different preparation and layout requirements than striping a newly constructed lot.
ADA markings, directional arrows, crosswalks, stenciling and specialty materials can also affect the price.
PPS provides project-specific proposals based on the requested scope and quantities. Learn more about parking lot striping.
How often should a parking lot be restriped?
A parking lot should be considered for restriping when its existing markings become difficult to see or no longer clearly define the intended parking configuration.
The appropriate interval depends on traffic levels, pavement condition, weather exposure and the type of marking material.
PPS can evaluate existing markings and provide a proposal for restriping the affected areas.
How long does parking lot striping paint take to dry?
The traffic paint PPS uses typically dries in about 15 to 30 minutes, so a striped parking lot can usually reopen to vehicles relatively quickly.
Actual drying time depends on pavement temperature, humidity, weather and application thickness. Cool or humid conditions can extend it.
PPS coordinates reopening with the property manager so work areas stay closed until the markings are ready for traffic. Learn more about parking lot striping.
Can you work at night or on weekends?
Yes. PPS offers night and weekend scheduling for commercial pavement marking and maintenance projects.
This can be useful for retail centers, hotels, offices, managed communities and other properties where daytime parking access is important.
Availability depends on the project scope, location and schedule.
Can part of my parking lot stay open during the work?
Yes. Depending on the layout and services required, PPS can divide work into phases so unaffected portions of the parking lot remain accessible.
We coordinate work areas, parking restrictions, vehicle relocation and reopening requirements with property management before starting.
Some projects may require temporary closures of specific entrances or parking sections.
Can you lay out a new parking lot from construction plans?
Yes. PPS provides plan-based parking lot layout and new construction striping.
We review civil drawings, pavement marking plans and specifications to establish parking spaces, access aisles, traffic markings and other required markings.
General contractors can send the relevant civil sheets and specifications for estimating.
What are the ADA requirements for parking lot markings?
ADA parking requirements can address accessible parking space counts, dimensions, access aisles, signs, slopes and accessible routes.
The requirements depend on the parking facility and applicable standards.
PPS installs ADA parking markings and accessibility improvements to applicable plans and requirements.
Full accessibility involves more than pavement striping, including slopes, routes and ramps that may be outside the striping scope. Our ADA parking requirements guide covers space counts, dimensions and signs.
What is the difference between paint and thermoplastic pavement markings?
Traffic paint is applied as a liquid coating to create pavement lines, symbols and other markings.
Preformed thermoplastic is a manufactured marking material installed using heat according to the product requirements.
The appropriate material depends on the project specifications, pavement conditions and intended use.
PPS installs painted pavement markings and preformed thermoplastic markings. We do not provide hot-applied extruded thermoplastic striping.
How long before a sealcoated parking lot can reopen?
In typical conditions, a sealcoated parking lot can reopen to vehicle traffic within 24 hours.
Drying time depends on the sealer, temperature, humidity, sunlight and pavement conditions. Cool or damp weather can extend it.
PPS coordinates closures and reopening with property management when scheduling the project, and the area stays closed until the sealer is ready for traffic. Learn more about sealcoating.
Should cracks be filled before sealcoating?
Crack sealing is generally performed before sealcoating when both services are included in the same pavement maintenance project.
Treating suitable cracks first allows the crack material to be applied before the surface coating.
The exact work sequence depends on pavement condition, selected materials and manufacturer requirements. Learn more about crack sealing.
Should damaged asphalt be repaired before sealcoating?
Yes. Asphalt damage should be evaluated before sealcoating, and areas requiring patching or replacement should generally be repaired first.
Sealcoating is a surface maintenance treatment. It does not restore structurally failed pavement or repair potholes.
PPS can prepare proposals combining asphalt repairs, crack sealing, sealcoating and restriping.
What information do you need to prepare a quote?
For an existing parking lot, provide the property location, requested services, photos and approximate quantities if available.
For new construction, send the relevant civil drawings, pavement marking plans, details and specifications.
Also let us know about scheduling restrictions, occupied parking areas, site access requirements and any related services you want included.
PPS can review the information and prepare a proposal for the requested scope. Call 843-592-0682 or contact us online.
